1. Agreement to Terms
By accessing our website or booking a property through our platform, you agree to these Terms & Conditions and our Privacy Policy. If you do not agree, you must not use our services.
2. Eligibility
Guests must be at least 18 years old and legally capable of entering into a binding rental agreement.
3. Booking & Payment
All reservations are confirmed only after successful payment through our booking system. Guests agree to pay the full reservation amount, including nightly rates, fees, and applicable taxes. Payments are processed securely through third-party payment providers.
4. Cancellation Policy
Cancellations made 31–60 days before check-in are eligible for a 50% refund. Cancellations made within 30 days of arrival are non-refundable. No refunds are provided for late arrivals, early departures, or unused nights.
5. Security Deposit
A $500 security deposit may be required and is held as a pre-authorization (not an upfront charge). It serves as protection against damage, missing items, excessive cleaning, or policy violations. If no issues are found after inspection, the deposit is fully released within 3–7 days of checkout. Any damages or violations may be charged against this deposit or the payment method on file.
6. Use of Property & House Rules
Guests agree to follow all house rules and use the property responsibly. Only registered guests are permitted on the property. Smoking is allowed outdoors only. Dogs are permitted where applicable. Parties, events, and large gatherings are strictly prohibited. Guests must respect neighbors and surrounding properties at all times.
7. Damage & Responsibility
Guests are responsible for any damage, loss, or excessive cleaning beyond normal wear and tear during their stay. Dog Island Properties LLC reserves the right to charge for repairs, replacements, or additional cleaning costs.
8. Check-In & Check-Out
Guests must follow stated check-in and check-out times unless otherwise approved in writing. Unauthorized late check-outs or early check-ins may result in additional charges.
9. Privacy Policy
Your use of our services is also governed by our Privacy Policy, which explains how personal data is collected and used.
10. Intellectual Property
All content on our website, including branding, text, images, and logos, is the property of Dog Island Properties LLC and may not be copied or used without permission.
11. Disclaimers
Services are provided “as is” without warranties of any kind. We do not guarantee uninterrupted availability of listings or platform functionality.
12. Limitation of Liability
To the fullest extent permitted by law, Dog Island Properties LLC is not liable for any indirect, incidental, or consequential damages resulting from use of our services or stays at our properties.
13. Indemnification
Guests agree to indemnify and hold harmless Dog Island Properties LLC from any claims, damages, or expenses resulting from violation of these Terms or misuse of the property.
14. Governing Law
These Terms are governed by the laws of the state where the property is located, without regard to conflict of law principles.
15. Changes to Terms
We reserve the right to update these Terms at any time. Continued use of our services after changes are posted constitutes acceptance of the updated Terms.
